The operating system for occupied residential buildings

Occupied Building Intelligence for better building control.

Anytime FM Group helps Owners Corporations measure, govern and operate occupied residential buildings through one clear category: Occupied Building Intelligence. The aim is simple: make the building understood, accountable and easier to improve after people move in.

Why Anytime FM Group

Practical specialists, not generic consultants.

The group model keeps Occupied Building Intelligence practical, independent and grounded in real building operations. Anytime FM does not need to own every software layer. Where specialist platforms such as Quipex can hold and manage central building records, the role of Anytime FM is to define the standard, measure the gaps and protect committee control.

Asset and lifecycle thinking

Support for committees that need better visibility over building assets, maintenance history, lifecycle risk and capital works planning.

Compliance visibility

Specialist understanding across essential safety measures, fire safety records, building documentation and the evidence committees need to govern responsibly.

Governance control

A focus on whether Owners Corporation records are complete, current, verified and under committee control, not merely stored somewhere.

Residential strata is not just administration. It needs Occupied Building Intelligence: building identity, safety evidence, records discipline and practical control over long-term assets.

Category logic

A new operating system for occupied residential buildings.

Occupied Building Intelligence is the category. The operating system is the practical structure that sits underneath it: measure the building, govern the appointments, operate the asset and keep the evidence in a central repository. Anytime FM focuses on the first three. Specialist platforms such as Quipex can hold the records layer.

1. Measure

Yadigs™ rates the building's Occupied Building Intelligence across records, governance readiness, compliance history, systems knowledge, defects evidence and handover control.

2. Govern

OC Governance Frameworks turn intelligence into authority, delegations, fee control, records rights, conflict controls, reporting obligations and cleaner exit rights.

3. Operate

RFM Frameworks define operational stewardship: scope, KPIs, spend limits, compliance interfaces, incident reporting, handover duties and day-to-day building control.

Anytime FM offerings

Three clear products. One operating system.

Anytime FM Group focuses on three linked areas: measuring Occupied Building Intelligence through Yadigs™, protecting committee authority through OC Governance Frameworks and defining operational stewardship through RFM Frameworks.

The product pathway

How do we get Occupied Building Intelligence?

First, tag and rate buildings so committees know the condition of their records, evidence and control. Second, use governance-first frameworks so managers and service providers must protect that intelligence. Third, point buildings towards proper central repositories and specialist platforms where the records can live over time.

✓ Records Health Check as the diagnostic evidence review
✓ Yadigs™ Rating as the scored 1 to 5 Star Occupied Building Intelligence outcome
✓ Records reset direction and repository requirements as improvement pathways
✓ Public register and building rating logic planned for future release
✓ OC Governance Frameworks for manager appointments, delegations and exit control
✓ RFM Frameworks for operational stewardship, scope, KPIs and day-to-day control

The practitioner behind the framework

Built from more than two decades inside occupied residential buildings.

Chris Sargeant is a Residential Building Management Practitioner whose work spans building operations, governance, policy, education and recovery. His approach is grounded in the practical reality that an occupied building must remain understood, accountable and operable through changes in committees, managers, contractors and ownership.

Chris served as Building Manager during the Lacrosse fire response and has contributed to industry reform through the Victorian Owners Corporation Act Review, FMA Australia’s Residential & Strata Special Interest Group and Education & Careers Task Group. He is also an Australian Apartment Advocacy Awards judge.

He created Yadigs™, the OC Governance Framework and the Residential Facilities Management Framework to help Owners Corporations measure what they know, clarify who is accountable and improve how buildings are operated over time.
