Yadigs™ comes from Australian slang for where you live: “ya digs”. The rating asks whether the intelligence behind that place is complete, current, usable and under committee control.

The problem
Occupied Building Intelligence is the organised knowledge an Owners Corporation needs after handover: records, risks, systems, contracts, compliance history, defects, maintenance evidence and operational context. When it is missing, scattered or controlled by the wrong party, committees lose leverage, buildings lose continuity and safety obligations become harder to prove.

The rating does not reward pretty folders. It measures whether an Owners Corporation can find, understand, rely on and control the intelligence needed to govern its occupied building.
Are the legal, meeting and committee records complete, accessible and held under OC authority - not locked inside a manager’s system?
Does the committee know what it has signed, what it is paying for, when agreements expire and who holds the originals?
Can the OC produce its Essential Safety Measures records, occupancy documents and inspection history on request?
Are plant, equipment, warranties, service records and access information documented in a way the committee can actually use?
Are defect claims, remediation work, project records and long-term lifecycle risks traceable across ownership and committee changes?
If the manager changed tomorrow, could the committee keep running? Is building knowledge held by the OC, or held by whoever is currently paid to manage it?
The rating framework
The Yadigs™ Rating helps committees see where they are now, what is missing and what needs to happen next to create a mature Occupied Building Intelligence environment.
High risk
Records exist, but are scattered, duplicated, poorly named or not properly committee-controlled.
Basic
Core OC records exist, but building systems, contracts, compliance history and project records are incomplete or hard to trace.
Committee Ready
Structured folders, legal and governance records, contracts, meeting records and basic compliance records are under committee control.
Operationally controlled
Building systems folders, provider records, registers, project history, defect records and clear document-control rules are in place.
Lifecycle Ready
A mature Occupied Building Intelligence environment with live registers, lifecycle visibility, incident tracking, handover protocols and a suitable repository under OC control.

Methodology and limits
The Yadigs™ Rating assesses records, evidence, access, control and governance readiness. It does not confirm that a building is compliant, defect-free or safe in every respect.
Each record is scored by evidence quality and control level: not sighted, incomplete, sighted but not OC-controlled, OC-controlled, or current and verified.
The rating does not replace advice from lawyers, building surveyors, fire engineers, ESM specialists, insurers or other qualified specialists.
Renew annually, or earlier after a manager change, major works, defect remediation, insurance claim or significant compliance event.
How it works
What you receive
The first commercial step is a Records Health Check. It gives the OC a practical evidence base, not a vague opinion.
A 1 to 5 Star outcome with scoring across governance records, contracts, compliance, systems knowledge, defects and handover.
A plain-English list of the records, registers or control failures that most affect safety, continuity, procurement and governance.
Clear notes on what was sighted, where it was held, who controls it and whether the OC can access it independently.
